Lansing particulars
Most of Lansing buys electricity from a city-owned utility. In our sample of 51 service points, 44 were Lansing Board of Water & Light only, 5 Consumers Energy only and 2 in an overlap, so check your address. Gas in the city is Consumers Energy. BWL's electrification rebates, run through Hometown Energy Savers at (800) 573-3503, list $4,000 for a central air-source heat pump replacing a gas furnace and central AC, and $5,000 when it replaces a gas furnace only.
A Manual J and a pre-inspection are required, the rebate covers only replacing natural gas or propane equipment, and the page has no date or open-or-closed notice. The Lansing Capital City airport normals show about 6,612 heating degree days a year (base 65 F). About 80.3 percent of homes were built before 1980. Older homes are more likely to have older furnaces and ductwork. The median home value is $119,400.
The Statewide Jurisdiction List shows Lansing runs its own building, electrical and mechanical programs. The city's permit pages show no office, fee or portal we can confirm, so we name none; ask your contractor and the city which permit your job needs. East Lansing and Holt are nearby. Our heat pump page covers what electrification means in a cold winter.
Emergency HVAC in Lansing: what to know
Gas in Lansing is Consumers Energy's: leave at once, avoid any electric device including a cell phone until you are outside, then call 911 and 800-477-5050. A carbon monoxide alarm gets fresh air and 911 first, per the Consumer Product Safety Commission. The Board of Water & Light, the electric utility for most of the city, is the number to call for an outage rather than a gas problem.
If heat is lost because a shutoff has happened, our winter utility shutoff guide lists what we could document, and no heating program is promised. Lansing runs its own mechanical program on the Statewide Jurisdiction List, so a replacement furnace is permitted by the city. We cannot confirm the application page, so we leave out an office and a fee; ask the city.
Permits for emergency hvac in Lansing
LARA's permit rule excepts replacement of minor parts, so an emergency part swap generally needs none.
Many cities run their own building department, so start by asking the City of Lansing building department who issues heating and cooling permits.
What counts as an emergency
- You smell gas: leave, call 911 and your gas utility from outside.
- A carbon monoxide alarm sounds or several people feel flu-like without a fever.
- No heat but the house is not yet cold, with no smell and no alarm: check the thermostat and filter, then book a visit.
- A noisy furnace that still heats.
Checks while you wait
Try this first: write the Consumers number on the inside of a cabinet door so anyone in the house can find it.
- Set the thermostat to heat, above the room temperature, with fresh batteries if it takes them.
- Change or clean the filter; ENERGY STAR says monthly.
- Note any light pattern or code on the furnace and stop; do not remove panels or relight after any gas smell.

How we estimate costs: the figures here are estimates, not quotes, built from BLS wages, published city permit fees and federal energy-cost evidence. We are collecting the prices Michigan heating and cooling companies publish; we have not yet collected quotes from them, and we will say how many and from when once we do. Estimated range. Built from national published ranges (1 source), adjusted by Michigan's HVAC technician wage ratio to the US (1.00, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. We have too few Michigan company prices yet to show a range. Full method.
Questions about emergency hvac
What counts as an emergency HVAC repair?
Those go to 911 and your gas utility first. A furnace that has stopped in freezing weather is urgent but is a call to a heating company once you are sure there is no smell and no alarm.
What should I do if I smell gas near my furnace?
DTE and Consumers Energy both say 911 first. Do not look for the source or use switches, appliances or phones inside, and stay out until responders or the utility say it is safe.
Can I cancel a repair contract signed during an emergency?
Michigan law lets a buyer cancel a home solicitation sale until midnight of the third business day, but not when you request the work without delay because of an emergency and the conditions are met. It covers sales solicited at your home, which is our interpretation of the statute; LARA can confirm.
