Why a dead furnace matters more in Michigan
Detroit Metro airport averages about 6,067 heating degree days a year and Grand Rapids about 6,408 (NOAA normals for 1991 to 2020, counted from a base of 65 F), so a furnace here runs most of the cold half of the year. Older homes more often have older furnaces, and 90.1% of homes in Detroit were built before 1980, against 75.3% in Grand Rapids (Census ACS 2023).
Furnace repair costs in Michigan: what the table shows
Our estimate for this job in Michigan is $105 to $550 per repair. It is a model, not a quote, built from one national published cost range, widened by 15 percent each side, and adjusted by Michigan's wage ratio to the US (1.00).
We are still gathering the prices that Michigan heating and cooling companies publish on their own sites. When there are enough, this table will show how many companies and the date we read them. Until then the table shows technician wages and the permit fees for replacing a furnace. The furnace repair cost guide explains what moves a bill.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $105 to $550 per repair | Built from one national published range, adjusted by the Michigan HVAC technician wage ratio (1.00). |
| Technician wage, Michigan mean | $31.01 an hour | Technician pay (BLS, May 2025), not a price. |
| Furnace replacement permit, Grand Rapids | $21 plus a $52 application | Effective July 1, 2026; $73 by our addition. |
| Gas or oil furnace permit, Sterling Heights | $57 up to 75,000 BTU, plus $55 application | 2026-2027 form. |
| Heating system permit, Dearborn | $50 up to 75,000 BTU | Plus $100 administrative fee. |
| Residential furnace permit, Westland | $83 up to 75,000 BTU | Plus $100 administration fee. |
| Residential furnace permit, Warren | $80 | Form dated 4/25/2023; confirm with the city. |
| Residential heating system permit, LARA state | $50 plus a $75 application | Only where the state enforces the code. |
How we estimate costs: the figures here are estimates, not quotes, built from BLS wages, published city permit fees and federal energy-cost evidence. We are collecting the prices Michigan heating and cooling companies publish; we have not yet collected quotes from them, and we will say how many and from when once we do. Estimated range. Built from national published ranges (1 source), adjusted by Michigan's HVAC technician wage ratio to the US (1.00, BLS May 2025), plus the local permit fee where the city publishes one. Not a quote. We have too few Michigan company prices yet to show a range. Full method. Prices as of Oct 19, 2026.
Fix it or start planning a replacement
The one age fact we can source is ENERGY STAR's: heating and cooling equipment more than 10 years old, or not heating the house well, should be evaluated by a professional HVAC contractor. It is a cue to get an evaluation and does not give a lifespan. Our repair-or-replace tool works through your answers and labels the popular $5,000 rule of thumb as unsourced. Efficiency and rebates are on the furnace replacement page.
- The contractor can name the failed part and show it to you.
- The contractor reports a cracked heat exchanger; get the finding in writing and a second opinion.
- The system is over 10 years old and keeps needing repairs.
Yearly service: what four sources recommend
Four sources advise a yearly check of the heating system, and none is a Michigan legal requirement. ENERGY STAR suggests a contractor's pre-season check-up each fall, covering gas pressure, burner combustion and the heat exchanger. Consumers Energy says to inspect your furnace every year, DTE says to hire a maintenance professional annually, and the CDC, on a page we read only as a summary, says to have fuel-burning appliances serviced by a qualified technician every year.
Between visits, ENERGY STAR says to change or clean filters monthly, and DTE says flues should be corrosion-free, securely attached and correctly vented, and furnace room air vents unblocked.
Who may work on a furnace in Michigan
Mechanical contractor licensing is Article 8 of 2016 PA 407, which bars anyone from servicing regulated mechanical work without a license in that classification. Which class covers a furnace repair is our inference, since LARA has no page that maps one to the other: the statute defines limited heating service (gas-fired equipment under 400,000 Btu/h per unit), unlimited heating service and HVAC equipment as separate classes.
Ask for the company's license number and class, then check it on the LARA license lookup. Our guide to finding a licensed HVAC contractor shows the steps. An owner may work on the single-family home they live in, with a permit.
Furnace problems that cannot wait
- You smell gas: leave, then call 911 and your gas utility from outside.
- A carbon monoxide alarm is sounding: get into fresh air, call 911 and stay out until told it is safe (see the carbon monoxide guide).
- Several people have flu-like symptoms without a fever; SEMCO lists headache, fatigue, nausea and dizziness as carbon monoxide symptoms.
- No heat in freezing weather: see emergency HVAC repair.
- A furnace that heats but runs louder than it used to, with no gas smell and no alarm.
Three checks before you call
- Set the thermostat to heat, above the room temperature, with fresh batteries if it takes them.
- Check the filter and change or clean it; ENERGY STAR says to do this monthly.
- If it still will not start, note any light pattern or code and stop. Do not remove panels or relight anything after a gas smell.
Does a furnace repair need a permit?
LARA's rule says mechanical work needs a permit except for replacement of minor parts, so a repair that swaps a part generally does not, while replacing the furnace does (our reading of LARA's exemption list). Grand Rapids issues its own mechanical permits; elsewhere, LARA's Statewide Jurisdiction List shows who enforces the code. See the mechanical permit guide.
Ask for the license number and check it with your state's licensing board before any work starts. Our state pages link the lookup.

A tool for this job
Repair or replace, by age and quote
If you smell gas or a carbon monoxide alarm is sounding, leave first. Otherwise four taps give a direction based on the one age fact we could source: ENERGY STAR says equipment more than 10 years old, or not keeping the house comfortable, should be evaluated by a professional HVAC contractor. It marks when to get an evaluation and gives no lifespan, and the tool asks for and prints no prices.
Open the toolQuestions people ask
What is the average lifespan of a furnace?
The federal and ENERGY STAR pages we could read give none. ENERGY STAR does say equipment more than 10 years old should be evaluated by a professional HVAC contractor, which is a reason to ask for an inspection and gives no expiry date.
How much does furnace repair or a service call cost in Michigan?
The first row of the cost table is a statewide estimate, a model and not a quote. The rows below show technician wages, a Michigan mean of $31.01 an hour (BLS, May 2025), which is pay, not a charge. Ask what the visit fee covers and get the repair price in writing before work starts.
What is the $5,000 rule for furnaces?
Contractors and homeowners pass it around, but no federal or state page we read states it. The repair-or-replace tool shows it only as a labeled rule of thumb; ENERGY STAR's 10-year evaluation advice is the sourced alternative.
Is paying for HVAC maintenance worth it?
ENERGY STAR says the heating check covers gas connections, gas pressure, burner combustion and the heat exchanger. None of the four gives a savings figure, so it is a safety check first, and advice rather than a Michigan requirement.
Who may repair a furnace in Michigan?
Ask for the license number and class and check it on LARA. An owner may work on a single-family home they live in, with a permit where one applies.
